Once you've chosen to work with us, we can offer a complete process of architectural services. While every construction project is unique, all will follow the same basic pattern and process. There are the five phases our expert New Jersey Architect typically follows.
Our architect will visit your job site to measure the interior, exterior, or both and record the existing conditions. Information is gathered from the client so that the plan and design can begin development and get approved. The architect conducts the zoning and building code analysis. The information is input in CAD to create the Schematic Design.
The design is developed based on the information above and the client's needs and wants. The design kinks are worked out with the client as we present them with the materials, finishes, and colors for their approval. The architect may arrange to have structural, mechanical, electrical, or plumbing engineers join the design team. The design is finalized and approved.
Everything discussed and approved during the design phase is drawn in detail by the architect. They may include details of the design, such as floor plans, materials, finishes, distances, elevations, and other instructions for the contractor to follow during the construction.
The contract is provided to multiple contractors for bidding, and once their pricing is received, we are sometimes asked to review them. We go through each bid, line by line, to verify that nothing is missing. During this time, it's best to submit the drawings to the New Jersey Building Department so that it's easier to provide more information or insert additional information onto the drawings.
Once the project has been awarded to a contractor, the building permit will be issued, and the construction work can begin. The architect monitors the progress by coordinating the contractor, engineers, consultants, and the client until the project is complete.
